There are two year-round ponds; one of which supplies permitted hydro-power. They also provide underground irrigation around the house and entertaining area to keep green during summer months. King Creek runs year-round that maintains the ponds throughout the year. A spring supplies gravity fed water to the house and shop. There are 13 acres of meadow that has 5 permitted acres of water rights out of the river and 2.5 acres water rights from King Creek. Bum Creek also runs through the property and flows into the river.

General: This is truly a very unique opportunity to own one of the few homes on the Middle Fork of the John Day River. Bridges are no longer allowed on the Middle Fork River and this property is accessed by a bridge that spans the river and also has access off a county road on the southern portion of the property. There are mostly trout this high in the Middle Fork system. There can be excellent Steelhead fishing from January-April depending on water conditions. Deer are very common to see on the property and the owners have had “pet” buck in the past that come back every year. Great elk hunting can be accessed out the back gate onto the county road which takes you to hundreds of thousands of acres of public land that reaches nearly to Baker, Oregon. Food plots have been planted on the more “meadow” ground and the irrigation helps keep them green throughout the year. The property is in two separate tax lots and there is a second home on the south end that is not livable, but provides the property with a replacement dwelling permit if the new owner wishes to replace it. The current owners have kept the property extremely neat and clean and continually kept up with deferred maintenance on the improvements which makes this ranch a truly turn-key operation.

Taxes: $2941.02

Price: $1,795,000

Finding the right property that fits your needs can be a difficult process but no matter what you are looking for, as experienced ranch  real estate brokers we can provide you with the resources and knowledge to find that perfect property.

“My experience with you as a  Realtor has been almost too good to be true-especially after seeing some others in practice.  I think the two things that stand out the most were the quickness in which you returned my inquires-phone calls and emails-and how you explained each process in a way that I could understand.  In each profession it is easy to use a “language” that often leaves the customer just nodding their head but not really understanding what is happening.  You took the time to explain each step and before I signed the “dotted line” I did know what was happening.  I also appreciated the professional, yet kind way you dealt with the circumstances that went with the last sale.  Fruit of the Spirit flowing from you!”

Ruthie Shuck

“Rich and Andy are knowledgeable about every aspect of ranch and recreation property.   It’s knowledge based on many years of experience as cattle ranchers and avid sportsmen.   Rich and Andy are genuinely great people to get to know and to work with on a transaction.”   Wayne Ullman

“I have found the Wilburns of Wilburn Ranch Brokerage to be dependable, reliable, honest and knowledgeable when working with them in purchasing property that they were representing for sale.  I have also established a  close friendship with the family.  I would highly recommend connecting with the Wilburns when buying or selling ranch or recreation property.”

Can you tell me more about your company?

Wilburn Ranch Brokerage has been selling quality cattle ranches, timbered properties and hunting ground since 1992. Located in east/central Oregon in the heart of cattle, trophy bull and Mule deer country lets Wilburn Ranch Brokerage offer some of the best cattle/recreational properties in Oregon.

Grant County has high mountains that rise to 7000 feet and drop to the valley floor at 1850 feet. More combined Boone and Crockett bulls and bucks come out of Grant County than any other county in Oregon. Grant County has around 7500 inhabitants and one stop light in the main town of John Day. People are friendly and still wave at passersby even though they may not know them. It is a snap shot at what life was 50 years ago and can still be found in this part of Oregon.

Wilburn Ranch Brokerage specializes in properties ranging from 160 acre parcels to untamed 51,000 deeded acre buckaroo ranches. Rich and Andy Wilburn also have been in the cattle business since 1964 and still run around 400 pairs on ranches in Grant County and Harney County. This gives them a unique look at ranches and can give potential buyer insights as to the cattle business pertaining to the ranch they are looking for. Rich and Andy help clients after their purchase signing up for the Landowner Preference program, planting crops, cow rotation, water improvements and the general running of the property that they own. Many past clients are now great friends and keep in touch or drop by the office to say “Hi”. They are also avid hunters and sometimes difficult to find in the office during bow, rifle, elk and deer seasons and also when the Steelhead are running in the John Day.

Wilburn Ranch Brokerage has always handled clients and real estate with honesty, integrity and excellent service which has always and will be the back-bone of their business.

What is a ranch?

A ranch is an area of land, including various structures, given primarily to the practice of ranching, the practice of raising grazing livestock such as cattle and sheep most often applies to livestock-raising operation in the Western United States, though there are ranches in other areas. People who own or operate a ranch are called ranchers, cattlemen, or stockgrowers. Ranching is also a method used to raise less common livestock such as horses, elk, American bison or even ostrich, emu, and alpaca.

Ranches generally consist of large areas, but may be of nearly any size. In the western United States, many ranches are a combination of privately owned land supplemented by grazing leases on land under the control of the federal Bureau of Land Management or the United States Forest Service. If the ranch includes arable or irrigated land, the ranch may also engage in a limited amount of farming, raising crops for feeding the animals, such as hay and feed grains.

What is it like owning a ranch?

Owning a ranch can provide intangible benefits such as uninterrupted family time and the enjoyment of nature. Choose your property wisely and manage the land carefully, and ranches can provide tangible benefits as well. Well-run working ranches can yield 1 percent to 3 percent of income annually.
