John Day Valley Ranch

This 166 acre ranch lies in between John Day, Oregon and Prairie City, Oregon. The Strawberry Mountains make an amazing backdrop to the south and valley views to the east and west ensure there are truly "no bad days" when you are cruising the property.

Improvements: There is a 2003, 1,512 squ. ft. Marlette double wide that has a mud room, porch and custom countertops. Two hays barns that are 64x72 and 40x60 that hold approximately 350 tons of hay. A 20x60 shop with concrete floor that also has a 15' overhang for parking equipment. A machine shed next to the house is 24x40 and is super handy parking vehicles and side x sides. There is a newer machine shed by the hay barns that measures 27x56 that will keep hay equipment dry during the winter. A park model trailer provides extra room when company shows up. The corrals are very workable and have pens for separating and holding. The Powder River squeeze chute is covered to keep either sun, rain or snow off while working. A nice pond stocked with Catfish and stout has a floating dock to fish off of next to the house that stays full year round.

Irrigation: There are 134 acres of water rights on the ranch. 64 acres are covered via pivot. The pivot pulls water from the ditch until mid July or August 1st and then it will pull from the 100gpm irrigation well until October. The balance of 70 acres is irrigated via ditch. Owner states that "once everything is set up, it takes 20 minutes to irrigate every day".

Crops: Pivot pasture is alfalfa/grass mix and is definitely in demand by the valleys horse people. The other pastures are in a grass/clover mix. Owner averages 400 tons of hay when they fertilize in the spring. 150 acres of the 166 are cut during haying season.

Cattle: Owner states that the ranch will run 60 cows year round and be able to put up enough hay to winter them also. 7 fenced pastures ensure you will be able to rotate cattle to fresh pastures throughout the summer and aftermath graze on your irrigated in the fall.

General: This ranch is truly a great producer. There are not many properties out there that are this manageable that will run 60 cows or cut 400 tons of hay with minimal effort.

Ranches for Sale

Finding the right property that fits your needs can be a difficult process but no matter what you are looking for, as experienced ranch  real estate brokers we can provide you with the resources and knowledge to find that perfect property.

“My experience with you as a  Realtor has been almost too good to be true-especially after seeing some others in practice.  I think the two things that stand out the most were the quickness in which you returned my inquires-phone calls and emails-and how you explained each process in a way that I could understand.  In each profession it is easy to use a “language” that often leaves the customer just nodding their head but not really understanding what is happening.  You took the time to explain each step and before I signed the “dotted line” I did know what was happening.  I also appreciated the professional, yet kind way you dealt with the circumstances that went with the last sale.  Fruit of the Spirit flowing from you!”

“Rich and Andy are knowledgeable about every aspect of ranch and recreation property.   It’s knowledge based on many years of experience as cattle ranchers and avid sportsmen.   Rich and Andy are genuinely great people to get to know and to work with on a transaction.”   Wayne Ullman

“I have found the Wilburns of Wilburn Ranch Brokerage to be dependable, reliable, honest and knowledgeable when working with them in purchasing property that they were representing for sale.  I have also established a  close friendship with the family.  I would highly recommend connecting with the Wilburns when buying or selling ranch or recreation property.”

Can you tell me more about your company?

Wilburn Ranch Brokerage has been selling quality cattle ranches, timbered properties and hunting ground since 1992. Located in east/central Oregon in the heart of cattle, trophy bull and Mule deer country lets Wilburn Ranch Brokerage offer some of the best cattle/recreational properties in Oregon.

Grant County has high mountains that rise to 7000 feet and drop to the valley floor at 1850 feet. More combined Boone and Crockett bulls and bucks come out of Grant County than any other county in Oregon. Grant County has around 7500 inhabitants and one stop light in the main town of John Day. People are friendly and still wave at passersby even though they may not know them. It is a snap shot at what life was 50 years ago and can still be found in this part of Oregon.

Wilburn Ranch Brokerage specializes in properties ranging from 160 acre parcels to untamed 51,000 deeded acre buckaroo ranches. Rich and Andy Wilburn also have been in the cattle business since 1964 and still run around 400 pairs on ranches in Grant County and Harney County. This gives them a unique look at ranches and can give potential buyer insights as to the cattle business pertaining to the ranch they are looking for. Rich and Andy help clients after their purchase signing up for the Landowner Preference program, planting crops, cow rotation, water improvements and the general running of the property that they own. Many past clients are now great friends and keep in touch or drop by the office to say “Hi”. They are also avid hunters and sometimes difficult to find in the office during bow, rifle, elk and deer seasons and also when the Steelhead are running in the John Day.

Wilburn Ranch Brokerage has always handled clients and real estate with honesty, integrity and excellent service which has always and will be the back-bone of their business.

What is a ranch?

A ranch is an area of land, including various structures, given primarily to the practice of ranching, the practice of raising grazing livestock such as cattle and sheep most often applies to livestock-raising operation in the Western United States, though there are ranches in other areas. People who own or operate a ranch are called ranchers, cattlemen, or stockgrowers. Ranching is also a method used to raise less common livestock such as horses, elk, American bison or even ostrich, emu, and alpaca.

Ranches generally consist of large areas, but may be of nearly any size. In the western United States, many ranches are a combination of privately owned land supplemented by grazing leases on land under the control of the federal Bureau of Land Management or the United States Forest Service. If the ranch includes arable or irrigated land, the ranch may also engage in a limited amount of farming, raising crops for feeding the animals, such as hay and feed grains.

What is it like owning a ranch?

Owning a ranch can provide intangible benefits such as uninterrupted family time and the enjoyment of nature. Choose your property wisely and manage the land carefully, and ranches can provide tangible benefits as well. Well-run working ranches can yield 1 percent to 3 percent of income annually.
